Design Services & Fees

Initial Consultation

[$200-$300, based on scope of work]

• Up to 3 hours, depending on house size.
• This is the first meeting where we discuss your ideas, needs, wish lists, etc.
• I will offer suggestions and ideas that should give you an indication of how well I understand your requirements, and help you decide whether or not you want to proceed and engage my services.
• IF you choose to proceed, I can give you an ESTIMATE of what my design fees will be, based on existing square footage, cabinetry,  and prior experience.  This is an estimate only.  I will collect a 50% deposit at this point.  Below is an outline of design fees and what they include.
• At this point, I will take measurements, photos, etc., as required.
  NOTE:  For very large or complicated projects, such as entire home, etc.  I may make a second visit with a with an assistant to take measurements.

Drawings

Floor Plans [$2.20 per square foot]

Usually prepared for the purpose of renovating, I prepare an "as is" plan view, plus at least 1 option for a new floor plan or cabinet layout.  I also provide 3D views of the plan, so you can "see" what the finished product will look like

Depending on the scope of work, the plan could include one or more of the following:

• Suggested light fixture, switch, and outlet locations (these are simply to aid you and your electrician in determining  quantities and final placement)
• Suggested door, window, & plumbing fixture locations (as required)
• Elevations and/or perspectives as required.
• Up to 2 revisions are included in the fee, more revisions will be charged at an hourly rate of $150.00

Furniture Layouts [add $100 per room to floor plan charge]

Includes preparation of a floor plan with furniture placement & 3D perspectives.  Although EXACT drawings of specific furnishings may not be possible, the closest available item will be used to represent the item selected.  Wherever possible, finishes in the drawings will be the same or close to those selected.

Kitchen/Bath Cabinetry [add $35 per lineal foot]

Kitchen and bath cabinetry design is more complicated and requires more detail than a basic floor plan.
